Twenty years of waterfront projects that actually work with the coastline instead of fighting it. Each one's got its own story, its own challenges. We've learned a lot from the ocean – mostly that it's gonna win every argument, so you better design smart.

This one was tricky – clients wanted floor-to-ceiling glass everywhere, but we're talking about a site that gets hammered by winter storms. Spent months working with engineers to create a system that'd handle 100km/h winds while keeping those views unobstructed. The key was embedding the structure into the natural rock face, letting the site itself do half the work. LEED Platinum certified, though honestly we just built it the way it needed to be built – the certification kinda happened naturally.

Three years from concept to opening. The old marina was falling apart, literally – some of those pilings were from the 60s. We didn't just rebuild it though. Added a whole waterfront promenade, shops, a restaurant that actually respects the view instead of blocking it. The dock system uses floating concrete pontoons that rise and fall with tides, way more stable than the old setup. Doubled the boat capacity without making it feel cramped.

Off-grid waterfront living that doesn't feel like you're camping. Solar panels handle everything, rainwater collection system that's honestly over-engineered but the clients wanted total independence. The real challenge? Getting materials over on the ferry without going broke. We sourced about 60% of the timber from the island itself – worked with local mills, used fallen trees from storms. Turned a logistical nightmare into something pretty special.

Historic pier from 1916 that'd seen better days. The community didn't want it replaced – they wanted THEIR pier back, just safer. We rebuilt it piece by piece, matching original details where we could but upgrading the guts completely. New pilings driven 40 feet down, modern decking that looks like the old planks but won't rot. Added proper lighting and accessibility without making it look like a shopping mall. Took forever to get heritage approvals, but worth it.

Restaurant owners wanted something that'd work year-round – not just fair weather dining. We designed a glass pavilion that opens completely in summer, seals tight in winter. Heated floors, massive windows that retract into the walls, outdoor fire features for shoulder seasons. The kitchen's positioned so chefs can see the water too. Why should only diners get the view? Built-in sustainable systems meant their utility bills are basically nothing.

Young family with three kids and two dogs – they needed something tough but beautiful. We used locally-sourced cedar that'll age gracefully with the salt air, concrete floors that can handle sandy feet and wet paws. The layout's designed so parents can see the beach from pretty much anywhere inside. No one wants to be stuck in the kitchen wondering if the kids are still in sight. Added a mudroom that's basically a car wash for humans.

Scientists studying climate change needed a building that practiced what they preach. We designed it to be a teaching tool itself – visible green systems, living roof that filters stormwater, geothermal heating pulling from the ocean itself. The labs have direct seawater access for research tanks. Whole building's oriented to minimize solar heat gain while maximizing natural light. It's basically a giant science experiment that people work in.
